New data on the real estate sales in Spanish Fort Alabama for April.

Things are really beginning to happen in Spanish Fort, the long awaited shopping mecca has begun construction. Home sales have begun to rise after a soft winter. During the month of April sales on 13 homes closed in Spanish Fort with an average sales price of $293,238 and a median sales price of $310,000. Contracts have been placed on 23 homes and they are pending close with an average sales price of $329,070 and a median sales price of $319,900. At the end of April there are 195 homes in Spanish Fort Alabama presently on the market with an average of $587,100 and a median sales price of $524,900. The absorbtion rate or number of months of inventory that is on the market is 5.42 months when I include homes closed and under contract. The median price is the mid point where there are the same number of homes above that point as below it. 


During the same period 5 homes expired or failed to sell. Early signs are that the buyers market may be normalizing to a balanced market. If you are thing of buying a home in Spanish Fort now is the time prices will not get lower.
