According to the Baldwin and Mobile County Realtor Associations 235 single family homes sold during the month of July with a 3.7% decrease from the month of June, on the other hand 82 condo units sold in July for an increase of 22.4%.


My data taken from the Gulf Coast Association of Realtors for Fairhope, Alabama shows 425 homes listed for sale with an average list price of $477,971. and a median list price of $359,900. Twenty nine homes in Fairhope closed during the month of July with an average sales price of $331,190. and a median sales price of $254,000. The absorbtion rate using the homes that have already closed is 14.7 months of inventory. Forty one homes in Fairhope Al went under contract with an average sales price of $454,102. and a median sales price of $417,500. The absorbtion rate calculated with the closed and the under contract homes is a little over 6 months inventory. Twenty five homes in Fairhope expired and failed to sell with an average list price of $389,143 and a median list price of $334,400. The large inventory of homes on the market means that well qualified persons can find bargains in the housing market.
