Two hundred and thirty five single family homes sold in Baldwin County during the month of July according to information compiled by the Baldwin & Mobile County Associations of Realtors, this was a 3.7% decrease from June. The condo market made a strong come back with 82 units sold which was a 22.4% increase over June.

Spanish Fort has 106 single family homes on the market listed for sale (I did not include the 98 pre-sale units in Cypress Point) with an average list price of $332,163. and a median list price of $321,400. During the month of July 14 homes in Spanish Fort, Al sold with an average of $263,351 and a median sales price of $262,150. Calculating the absorbtion rate with the closed sales gives Spanish Fort a 7.6 month supply of homes on the market. Sixteen homes are under contract with an average sales price of $316,328. and a median sales price of $262,150. Calculating the absorbtion rate with the pending and closed homes in Spanish Fort gives an absorbtion rate of 3.5 months of inventory on the market. There are many opportunities for a well qualified person to pick up bargains.
