New changes to subdivision regulations in Baldwin County AL approved

Yesterday the Baldwin County Commission gave the okay for changes to subdivision regulations which could decrease county officials’ ability to address concerns about issues that may make certain properties ill-suited for development. However, the changes were made with the expectation to help make clear the approval process for developments in unzoned areas.

The new changes to subdivision regulations include a narrowed definition of flood-prone areas (i.e. areas will be identified by Federal Emergency Management Agency maps, rather than using a more detailed way that was used in the past), and a more efficient way of processing the approval of developments planned within a municipal planning jurisdiction by allowing the county engineer to review the development plans before the city or town’s hearing.
