The October 2008 MLS data for Spanish Fort AL shows 8 homes have sold with an average sales price of $267,043, up 7% from September. The median sales price of $290,000 is up substantially after a big drop from August. Homes are moving more quickly, at 87 average days on the market. Spanish Fort is a great place to settle on the Eastern Shore of Mobile Bay.

Fairhope Home Sales Fairly Steady

October 2008 MLS statistics in Fairhope AL show 16 homes have sold in Fairhope with an average sales price of $268,516. This represents a drop of just over 4% from September. The median sales price of $261,250 has recovered significantly from September which saw a big drop from August. Days on the market averaged 174 days for sold homes, 40 days more slowly than last month.

The number of homes that are presently under contract in Fairhope is 19, with an average sales price up 2% to $384,813. The median price point has leveled out at $356,055. These homes averaged 201 days on the market, a bit quicker than the huge 233 days on the market in September.

Daphne AL Offers a Buyers’ Market

October 2008 MLS data for Daphne AL shows 445 homes on the market with an average sales price of $310,231 which is unchanged from Sepember. The median price of $230,000 is down about 4% over the same time period. The median is the point where there are the same number of prices lower than higher. These homes have been on the market an average of 137 days.

In October, 21 homes sold in Daphne with an average sales price of $224,521, down 6% from last month. The median sales price of $215,000 represents a 13% increase. These homes spent 179 days on the market, which is a slowdown over September’s 123 days average.

The number of homes that are currently under contract in Daphne is 40. The average sales price of $2247,004 represents an 8% recovery, after a 10% drop from August. The median price point, however, is down 10% at $201,750. Homes under contract were on the market for an average of 121 days, a little shorter than in Sept.

October Shows Mobile Home Sales Mixed

The October MLS statistics show that 41 homes have sold in the Downtown/ Midtown area of Mobile with an average sales price rising negligibly to $141,077. The median sales price was $126,000, a 9% loss. On the bright side, these homes were on the market on average only 59 days. This is very quick in this housing market.   19 homes have sold in the Municipal Park area of Mobile with an average sales price of $77,542, down 21% since September figures. The median sales price of $75,000 is down significantly as well. These homes were on the market for an average of 85 days prior to being sold, up 24 days over September’s quick pace.

The Springhill/USA area of Mobile has seen 9 homes sold with an average sales price of $199,333, down 22% after a 35% gain from August to September. The median sales price of $182,500 is down 5.5% compared to September. These homes are averaging 122 days on the market, 29 days longer than in September.  36 homes have sold in the Cottage Hill area of Mobile last month, with an average sales price of $151,518, down by 10% from September prices. The median sales price of $139,950 was down nearly 7%. These homes were on the market an average of only 61 days, 40 days more quickly than in September.

In October, 27 homes sold in the West Mobile area with an average sales price of $202,539 and a median price of $165,200, both up over September. These homes sold after an average of 85 days on the market.  October 2008 MLS statistics for the W. Mobile County area show 20 homes have sold in with an average sales price of $213,786 (up nearly 2%) and a median sales price of $229,614 (up 6%). These prices are overall very strong and the days on the market averaged a mere 47 days!

Daphne AL Officials Discuss a More Efficient City Recycling and Trash Pick up

sxc.hu green treeEarlier this month, Daphne Alabama officials discussed some options for making the city’s trash and recycling pick up programs more cost effective.  The city has lost money in the past on recycling efforts, as reported in Baldwin County Now online, and officials discussed in a recent meeting how they could make money in order to purchase new equipment for more efficiency; Mayor Small suggested that the program should be handled and run more like a business to solve some of the problems faced.  Other suggestions included saving money by a one day a week pick up schedule, and a small increase in the monthly charge for trash and recycling pick up.

Fairhope September Home Sales Data

MLS statistics for Fairhope show 467 homes on the market for sale with an average sales price of $448,300 and a median price of $349,000, both relatively unchanged from August data.  These homes are still moving fairly slowly and were on the market an average of 194 days. In September, 23 homes have sold in Fairhope with an average sales price of $280,330. This represents a drop of 25% from August, which had seen a 13% increase compared to July. The median sales price of $200,000 is down significantly from August. Days on the market averaged 134 days for sold homes, 11 days quicker than last month.  September saw 19 homes under contract, with an average sales price up 12% to $376,371. The median price point has risen to $359,900. Mobile Home Sales Strong in September

Real estate activity in Mobile County was strong in September, as prices held steady or grew and inventory moved more quickly than in Baldwin County. For activity and data in specific areas of Mobile County, here is a breakdown:

The Downtown/Midtown area of Mobile:  In September, 47 homes have sold in the Downtown/ Midtown area of Mobile with an average sales price of $149,922, up nearly 9%. The median sales price was $140,000, an 11% rise. These homes were on the market an average of 77 days.

The Municipal Park area of Mobile:  In September, 20 homes sold with an average sales price of $98,561, regaining 2.5% after an 8% drop in August. The median sales price of $105,000 is up as well. These homes were on the market for an average of 61 days prior to being sold, a relatively quick pace in the current market.

The Springhill/USA area of Mobile:   15 homes have sold in September with an average sales price of $255,457, up significantly by 35%. This regains and bypasses August losses. The median sales price of $182,500 is up 2.5% and the homes are averaging 93 days on the market

The Cottage Hill area of Mobile:  41 homes have sold in the Cottage Hill area of Mobile last month with an average sales price of $168,821, down by 9% from August prices. The median sales price of $150,000 up 4.5%. These homes were on the market an average of 102 days, nearly a month longer than in August.

West Mobile:  In September, 30 homes sold in the West Mobile area with an average sales price of $202,539 and a median price of $165,200, both up over August. These homes sold after an average of 85 days on the market.

West Mobile County:   42 homes have sold in September throughout W. Mobile County with an average sales price of $217,907 (up nearly 4%) and a median sales price of $216,250 (up 7%). These prices are overall very strong and the days on the market averaged 89 days.

Spanish Fort AL September housing data

The MLS shows Spanish Fort had 125 homes on the market in September. The average list price of $353,183 is down by 2% from the August data. The median price of $319,900 is unchanged from last month. These homes have been on the market for an average of 143 days, one week longer than in August. In September, 10 homes  sold in Spanish Fort with an average sales price of $249,470, down 2% from August. The median sales price of $216,000 is down substantially. Homes are also moving much more slowly, with the average days on the market rising from 107 days in August to 138 days in September. There were 17 homes under contract with an average sales price of $359,924, a 2% increase over August. The median price point of $298,900 is basically unchanged since last month. Daphne Alabama’s 20th Annual Jubilee Festival Tradition

sxc.hu balloons, festivalThe rich culture of southern living will be showcased this weekend in Daphne Alabama, as the 20th annual Jubilee Festival commences.  On Saturday and Sunday, September 27th and 28th, nearly 100 artists will be displaying their works in this Eastern Shore Chamber of Commerce sponsored event.  Artist’s will have booths along Main Street, while children’s activities will be in Centennial Park; kids will have the opportunity to hang their own art on the Park fence which will remain up for display even after the event is over.  There will also be live music, dance performances, and awards given for select winners of the art shows.

This Jubilee Festival has been an Eastern Shore Daphne Alabama tradition for years and draws in both tourists as well as local residents to join in the fun, history, and festivities.

What’s Keeping Alabama Coastal Living Beautiful?

sxc.hu homeThis September 20th marks the 21st annual Alabama Coastal Cleanup where volunteers will work to clean up the Mobile-Tensaw Delta.  The cleanup will take place at various locations along the Alabama Gulf Coast, specifically on the water with kayaks and canoes.  

The reported tally of garbage removed since the annual event started is 951, 987 pounds of trash over 2,847 miles of Alabama’s coastlines.  This beautifying of Alabama’s Coast line attracts volunteers from all over the state to improve the appearance and ecosystem of this naturally gorgeous gulf coast area.  There will be cleanup zones in multiple counties, including Baldwin and Mobile County Alabama, where Alabama residents can find out how they can help.  

This annual event helps increase awareness in retaining the natural beauty of the area and thus allows visitors and prospective homebuyers to see just why Alabama’s Gulf Coast living is so inviting.
