The October 2008 MLS data for Spanish FortĀ AL shows 8 homes have sold with an average sales price of $267,043, up 7% from September. The median sales price of $290,000 is up substantially after a big drop from August. Homes are moving more quickly, at 87 average days on the market. Spanish Fort is a great place to settle on the Eastern Shore of Mobile Bay.

Spanish Fort AL Rezoning Request Postponed

The Spanish Fort Alabama City Council voted last week to postpone their decision making apropos of a rezoning request made in hopes of bringing a new cell tower to the area; this rezoning request would allow New Cingular Wireless to build a cell tower on an acre site that used to be the home of a gas station on the Causeway.  The morning of the City Council’s rezoning vote, however, they received a letter from Cingular Wireless to allow them some more time to discuss a possibly less conspicuous location.  

The letter was good news for many city officials who have expressed concerns about the current location in question, indicating that it would affect the aesthetics of the area negatively.  The alternative spot is less noticeable, and the addition of a cell tower would reduce the dropped call rate within at least a 5 mile radius and greatly improve reception. 

The vote has been moved to the November 17 meeting, when New Cingular Wireless will have time to discuss a better plan with local Spanish Fort AL property owners.

The MLS shows Spanish Fort had 125 homes on the market in September. The average list price of $353,183 is down by 2% from the August data. The median price of $319,900 is unchanged from last month. These homes have been on the market for an average of 143 days, one week longer than in August. In September, 10 homes  sold in Spanish Fort with an average sales price of $249,470, down 2% from August. The median sales price of $216,000 is down substantially. Homes are also moving much more slowly, with the average days on the market rising from 107 days in August to 138 days in September. There were 17 homes under contract with an average sales price of $359,924, a 2% increase over August. The median price point of $298,900 is basically unchanged since last month. Planned Housing Development in Spanish Fort Alabama Approved

sxc.huThe planned Cypress Point project just north of Spanish Fort Alabama, was finally given the ‘go ahead’ from the County Commission this week. After a few months of setbacks, the rustic cottages and condo tower project that is Cypress Point was approved by the County Commission with the changes made. The original plan presented included 470 units in five condo towers, but it was revised to include 300 one and two story country cottages that would be elevated on piers, 100 condo units, a restaurant, store, and dry boat storage and marina that will occupy about 112 boats. The needed zoning changes were also approved for single family residents and the project will move forward in the coming year. City officials feel that this design combination of single family residents and condos will be more compatible with the country feel of the area and be an attractive addition to the Spanish Fort Alabama area.

August Real Estate Statistics For Spanish Fort, AL

The August 2008 data for Spanish Fort has 137 homes on the market. The average list price of $360,643 and a median price of $319,900, are both basically unchanged from July. These homes have been on the market for an average of 137 days, two weeks longer than in July. The median is the point where there are the same number of prices lower than higher.  In August, 5 homes have sold in Spanish Fort with an average sales price of $254,620 and a median sales price of $302,500. This average price is down quite a bit from a major spike in July, possibly due to a very high priced home skewing the average. This is $2000 below the June average price of $256,756. Average days on the market for these homes sold in August was 107 days. The number of homes that are presently under contract in Spanish Fort is 13 with an average sales price of $353,162, a 1% increase over July. The median price point of $298,500 represents a 3.5% drop over last month. Spanish Fort Alabama’s new Spanish Fort Town Center development will be attracting more business since their second advertising sign was approved. The new town center development has 6,000 square feet of frontage along the Interstate 10 and having two signs to display the wealth of businesses available will encourage more people to stop by; this strip mall development is expected to offer Spanish Fort Alabama an economic boost and attract more national companies to the area.

Other businesses expected to come to the center include several car dealerships, hotels, sporting good stores, electronics stores, and several department stores; there has been talk that other businesses not mentioned by the press will sign on also due to the second sign being approved.

First-Time Home Buyer Tax Credit

First time home buyers purchasing any kind of home – new or resale- are eligible for the tax credit provided in The Housing and Economic Recovery Act of 2008. To qualify for the tax credit, a home purchase must occur on or after April 9, 2008 and before July 1, 2009. For the purposes of the tax credit, the purchase date is the date when closing occurs. The law defines “first-time home buyer” as a buyer who has not owned a principal residence during the three-year period prior to the purchase.  Any home purchased by an eligible first-time home buyer will qualify for the credit, provided that the home will be used as a principal residence and the buyer has not owned a home in the previous three years. This includes single-family detached homes, as well as attached townhouses and condominiums.
 
An important consideration is that the tax credit must be repaid to the government, without interest, over 15 years or when the home is sold. Because the tax credit must be repaid, it operates like a zero-interest loan, saving home buyers over $8100 in interest payments, assuming $7,500 financed through a 30-year mortgage with a 7% interest rate.

Spanish Fort Property Values Jump in June!

The July 2008 MLS data for Spanish Fort shows 132 homes on the market. The average list price of $362,931 and a median list price of $319,000, are both down very negligibly from June. These homes have been on the market for an average of 124 days, 9 days shorter than in June. The median is the point where there are the same number of prices lower than higher.

In July, 10 homes have sold in Spanish Fort with an average sales price of $317,280 an amazing 23% rise. The median sales price of $309,950 is back up by 41%, after a significant drop in June. Average days on the market for these homes sold in July was 106.

The number of homes that are presently under contract in Spanish Fort is 12 with an average sales price of $348,550. This is a 5.5% increase in sales price over June. The median price point of $308,900 represents a negligible increase over last month. These homes were on the market an average of 144 days.
