<p>February was a difficult month nationwide for housing, and Mobile County was not exempt. In the Springhill/ USA area, February saw 11 homes sold for an average of $175,695 ($112.22/sq ft). This is a 24% drop from January. Nineteen pending sales averaging $265,643 ($94.04/ sq ft) is a significant drop from January&#8217;s $300,738 average ($113.57/ sq ft).</p>
<p>The Downtown/ Midtown area of Mobile held its own in February, with the average sold home actually increasing from $99,497 ($61.24/ sq ft) in January to $126,449 or $72.59/ sq ft! Values of homes pending sale rose slightly from an average of $104,740 in January to $110,696 in February.</p>

During 2007 one hundred and forty three homes sold, the same number that sold during 2006. In 2007 the average sales price was $275,983 and the median sales price was $262,500. with the average days on the market being 82 days, in 2006 the average days on the market was 69, so it is taking 16% longer to sell homes unless the criteria of condition, location and price is met, making the homes for sale one that buyer&#8217;s do not want to let get away.</div>
<div style="text-align: justify">During 2006 the same number of home sold at an average of $310,821. and a median sales price of $292,000. Sales price for homes in 2007 was down by 11%, meaning in this particular market more homes were built at an affordable price. The interest rates are still low and there are many homes for buyers to choose from making it a great time for buyers to buy their dream home.</div>

<div style="text-align: justify">In 2005 the Morra family received notice relocating Joe and Brenda from Georgia to the Mobile, Alabama area. HGTV program<a href="http://www.hgtv.com/hgtv/shows_hnt/episode/0,,HGTV_3855_48553,00.html"> &quot;House Hunter&quot; </a>chronicles their house hunting experience with Barbara S. Reeves with RE/MAX By The Bay. They chose the bedroom community of Daphne just eleven miles from Mobile.&nbsp;</div>

<div style="text-align: justify">One of the challenges that Barbara faced with their relocation was that this time frame fell between hurricanes Ivan and Katrina, with fewer than normal homes on the market. Homes would receive contracts on them within hours of being placed on the market. The second challenge was they needed a five bedroom home so everyone would have their own bedroom. The typical home on the market in Joe and Brenda&#8217;s price range had four bedrooms, some had bonus rooms or an office, which would suffice for a fifth bedroom. Barbara met the challenge finding the Morra&#8217;s a four bedroom with a bonus room for their eldest daughter Chelsea.</div>

The average days on the market for the active listings is 105. The absorbtion rate for September in Spanish Fort is 4.78 including homes that are pending as well as the home that closed. This means Spanish Fort has 4.78 months of inventory on the housing market.</div>
